What this office holds, and for how long

This page describes what actually happens, on this site and in this office. It is not a general notice copied from elsewhere, and nothing is described here that does not exist.

What loading a page doesone outside request

Opening a page here fetches the markup, one stylesheet, one script file and two small icons from this domain, and one stylesheet of typeface files from Google Fonts. That font request reaches Google and, like any web request, carries the address it came from and the usual connection details. Nothing else on these pages contacts anyone.

There is no analytics, no tag manager, no pixel, no embedded map, no video, no social widget and no advertising script. This site sets no cookies and writes nothing to local storage, which is why there is no banner asking about cookies and no table listing them. The server that serves these files keeps ordinary request logs, as every web server does.

What the two sheets do with a figurenothing leaves

The density sheet and the consent planner recalculate in the page itself. A plot area, a number of storeys, a date or a number of weeks is multiplied or added and the result is written back on screen, with the working shown so that it can be checked by hand. Nothing typed into either sheet is sent anywhere, saved anywhere or remembered between visits, and there is no button that would send it.

What correspondence leaves behindkept with the file

Writing to the mailbox leaves the address written from, the name given, whatever is said and anything attached. Writing to the registered office leaves the letter. Both are kept, because correspondence about land is evidence: replies to pre-contract enquiries are relied on, notices have dates, and an exchange about a boundary can matter years after the interest has been sold.

Correspondence is used to answer what it is about and for nothing else. It is not added to a marketing list, because this office does not run one, and it is not passed to anyone who is not acting on the matter the correspondence concerns — which in practice means the solicitor, surveyor, designer or contractor instructed on it.

What a property file holds, and for how longby document, not by date

Retention here is set by what a document is for rather than by a single period applied to everything. Title documents, consents, party wall awards and warranties are kept for as long as the company holds the interest and are handed on with it when it is sold, since they are what the next owner needs. Statutory and accounting records are kept for the periods the companies and tax legislation require. Tenancy records are kept while the tenancy runs and for a period after it ends, long enough to cover a deposit dispute or a claim on the schedule of condition.

Correspondence that led nowhere — an interest not pursued, an approach declined — is kept only long enough to know that it was declined and why, and is then disposed of.

What is published here about the companyseven facts

The registered name, the company number, the D-U-N-S number, the jurisdiction, the incorporation date, the registered office and the corporate mailbox. Nothing about any person appears anywhere on this site, and no photograph, signature or personal contact detail is published.
